  • Can I move in prior to my move in day?

    No, we cannot release keys prior to the move-in date stated in your lease.

  • What is a guarantor? What does the guarantor agree to?

    A guarantor is a person who will co-sign an apartment lease with the tenant that will be occupying the apartment. A Guarantor guarantees to pay the rent if the tenant fails to do so. The guarantor is usually a parent, family member, or close friend who is willing to be legally responsible for the rental apartment.

    Your guarantor is only financially responsible for the rent if there is a default in payment.

  • If my guarantors want to pay my rent automatically? How can we set that up?

    They sure can! They can log into the resident portal on the website or download the resident app via the app store (available on iOS and Apple) and set up their payment information. There is an option to set up recurring payments every month.

  • How does Off-campus housing work?

    Consider it a blend of dorm life and renting an apartment. 27 North is a private student housing provider that serves the SJSU / San Jose student population. We offer Private and Shared accommodation where you will pay monthly rent and have a lease agreement.

  • What is off-campus student housing?

    Off-Campus Housing is an alternative to dorm living. Off-campus student apartments are typically located off-campus grounds within very close walking distance from the university.

  • 27 North Housing Calendar

    Student housing is different from renting an ordinary apartment. Off-campus student housing follows the university calendar and bases the lease terms around the school semester:

  • What safety precautions do you provide?

    27 North makes every effort to provide a comfortable and safe community for all our residents. We are a gated community and have a controlled access facility that offers after-hours courtesy officers that patrol the complex.

  • How close to campus are you?

    We are just 2 blocks from campus.

  • How do I get matched with a roommate?

    27 North Off Campus Student Housing offers roommate matching as a convenience to residents. All residents fill out a standard roommate matching form. You will also be invited to access Room Sync which is an app you can use to meet and match with other individuals who will live in the building.

    Unfortunately, roommate compatibility cannot be guaranteed.

  • Does the property provide insurance?

    Yes, we do! We offer ePremium PROTECT contact the leasing office for additional information or to set this up for you.

  • What is the difference between a Shared / Private Bedspace?

    Shared space is very similar to a living dorm room living – You and a roommate share a room in an apartment. The kitchen and bathroom are also shared with your roommate and other roommates in the same apartment.

    A Private bedspace is a private bedroom that you have all to yourself in an apartment where you share the Kitchen, Living Room with. This configuration offers both Private bathrooms and possibly sharing a bathroom with another individual.

  • Are the apartments fully furnished and what is provided?

    Your apartment is partially furnished.

    27 North Student Housing Apartments come fully furnished with beds, drawers, a desk, and a desk chair. The living room also comes with furniture such as a sofa, an oversized chair, a coffee table, an entertainment center, and a kitchen table with chairs. The kitchen is fully equipped with stainless steel appliances, a built-in microwave oven, a multi-cycle dishwasher, a double stainless-steel sink with a disposal, spacious pantries, and a full-size washer and dryer.

  • Can I stay longer than the assigned move out date by the community?

    No. You can move out before the lease end date but not after.

  • Is there anything else I need to do before moving out?

    Please make sure to remove any utilities from your name as of the LAST day of your Lease Agreement.

  • I'm moving out for the Summer but moving back in the fall, do you offer storage?

    We do not provide storage for tenant belongings. We suggest getting a temporary storage unit.

  • Can I leave furniture in my unit for the incoming tenants?

    No. Due to liability reasons, we no longer allow tenants to leave any furniture or personal belongings in the unit past their lease end date. No exceptions. If you wish to give the new tenants your furniture, it must be moved out and then moved back in once they pick up their keys.

  • What if I receive mail after I turn in my keys?

    Once you return your mailbox keys, we are unable to re-issue them to you as they now belong to the new tenants. We suggest that you put in a change of address with The United States Postal service HERE. Any packages received will be returned to the sender and will not be held in our office.

  • I would like to request a pre-move out inspection, how and when do I do this?

    Prior to moving out, you can request a pre-inspection by emailing your Community Manager to set up an appointment. You do not need to be home during the pre-inspection and any findings will be emailed to you.

  • What charges should I expect to be deducted from my Security Deposit?

    All tenants moving out have been sent an email with detailed move-out instructions that include estimates for the most common charges including painting and cleaning. In addition to damages, any outstanding accounting balances will also be deducted from the Security Deposit.

  • Is there anything I need to fill out before moving out?

    Yes, before or on the day that you return your keys, you will be required to fill out a Move-Out and Security Deposit Agreement form providing us with your new mailing addresses and deposit return instructions if there are multiple tenants on a lease agreement. If we do not receive a Move-Out and Security Deposit Agreement form, your deposit will be mailed to the address on your Lease Agreement and made out in all tenants’ names.

  • I need to turn my keys in before my lease end date, is this ok?

    Absolutely. Please coordinate key drop-off with the onsite team. Note that you will still be responsible for rent through the end of your lease.

  • Where and when do I return my keys?

    Your keys are due by 12:00 noon on the last day of your lease agreement. Keys received after this will be considered late and incur holdover charges per the terms of your lease. Keys must be returned in person to our Management Office.

  • Can I use my Security Deposit to pay my last rent installment?

    No. Your Security Deposit cannot be used to pay your last rent installment.

  • What is the difference between a co-signer and a guarantor? What does the guarantor agree to? Does it affect my credit?

    We only accept guarantors. Your guarantor is only financially responsible for the rent if there is default in payment.

  • If my parents want to pay my rent automatically? How can we set that up?

    Your parents can log into their resident portal and set up their payment information. There is an option to set up recurring payments every month.

  • How do I pay my rent?

    You may pay your rent through the resident portal on the website or download the resident app via the app store (available on IOS and Apple, Resident App, or via a personal check /Cashiers Check directly to the management office.

  • What happens if I don't end up going to school and I need to break my lease?

    Our lease agreement does not provide an option for termination and Subletting is prohibited. However, Lease takeover or Reletting is available. Please contact the management office for additional information.

  • Can I move in the Spring? What is a wrap around lease?

    Yes, you can! We offer Wrap Around leases which means you sign a lease in the Spring /January and live in the community through July of the following year.

  • How do I renew?

    You should be receiving an email with your renewal offer. That will have all the details on how to renew. You can also contact us at the leasing office if you haven’t got one or have any questions.

  • When Should I renew my lease?

    It’s recommended to renew as early as possible so you can secure your housing for the Fall semester. We offer amazing renewal offers at 27 North so be sure to watch out for the specials.

  • Are pets allowed?

    Yes, pets are permitted. The monthly pet rent is $50 per month. Pet restrictions and weight limits apply. A pet application must be completed.

  • How can I print?

    You can connect to these printers via Wi-Fi access in these study rooms. Paper is provided for your convenience. 

  • Are there printers in the building?

    Printers are located on the 5th and 7th floor study rooms.  

  • How do they enter?

    They can enter by having the current guest come down to the front entrance and let them in.  

  • What’s 27 North’s Guest Policy?

    We have a 3-day guest policy where the same guest can stay for 3 consecutive days and no more than 6 days in a month.  

  • What happens when one of my roommates moves out?

    Nothing will happen to your contract if one of your roommates moves out. 

  • Do I get assigned a roommate or can I pick someone?

    When you are applying for a bedspace, you will have the opportunity to note any roommates that you wish to room with. On your application, we will also ask qualifying questions which we will use to match you with your ideal roommate.  We cannot guarantee you will be assigned a space with your roommate however we do try our best to assign you with your roommate requested.

  • How big are the elevators?

    Approximately 6′ x 4′

  • How many elevators are there?

    27 North has 3 elevators. 

  • What happens if I accidentally damaged something in my room?

    During your residency, please report any damage to our management office. Our maintenance team will assist with repairs. If the damage is found to be from negligence the cost of repair will be billed to your account. At the move out a pre–move out inspection will be completed within 30 days of your scheduled move-out date and our maintenance and management team will go over any repairs needed and repair costs with you.

  • I put in a deposit. How do I get it back?

    The Deposit accounting is processed within 21 days of your move-out date and mailed to the forwarding address you provide on your notice to vacate form.

  • How do I make a deposit?

    Rental deposits are due on or before the day of move-in. One of the requirements to bring on the day of move-in is a copy of your insurance policy and a cashier Check or Money Order with the total amount of your deposit and first month’s rent. No personal checks can be accepted on the day of move-in.

  • Why do I need renters’ insurance?

    Renters insurance will help you cover any liabilities from damage to the building. 

  • What is renters' insurance?

    Renters’ insurance helps cover unexpected events. You may not always be able to prevent certain situations, such as theft, a break-in, or a visitor’s injury, and that’s where renters’ insurance comes in. There are three different types of Renters Insurance:

    Absolutely, Our 27 North leasing and management team will be available to assist you with any questions or concerns that you have. 

  • Is the move out date flexible?

    Unfortunately, it is not.

  • What are the renewal tiers?

  • Can I renew my lease early if I am planning on going back home in the summer but want to keep the same room?

    Yes, you will be given the option to renew as early as October 1, 2022. The deadline for renewals will be January 31, 2023. If you have not signed your renewal by the deadline date and decide you want to continue your residency at 27 North you will be required to go through the application process and income verifications again. Also, your current space and rental rate will not be guaranteed.

  • I just moved in not too long ago, why am I being asked to renew so soon?

    Due to the high demand for housing year-round, renewing early secures your bedspace/room for the next year. Also, the earlier you renew the more perks you get! Watch out for our renewal specials!

  • When can I renew my lease?

    You can renew your lease as early as October 1, 2022. The deadline for lease renewals is January 31, 2023.

  • How do I apply?

    You are automatically enrolled when you renew your lease for another year.

  • What benefits do I get?

    The Loyalty Program members get exclusive access to special events, gifts, and yummy food!

  • What is the Loyalty Program?

    The Loyalty Program is designed for our long-term residents and those who sign a renewal for the next fall semester.

  • What happens if I win?

    Our management team will contact the raffle winners immediately after the raffle drawings. Congrats!

  • How many raffle tickets do I get?

    You will receive 10 raffle tickets at your initial move-in and again when you renew your lease.  We also offer specials where you can get more raffle tickets so be on the lookout for those specials!

  • How do I get raffle tickets?

    Receive raffle tickets when you rent, renew or refer a friend that moves into our community.

  • I keep seeing flyer about a raffle, what is this about?

    As a resident at 27 North, you have the opportunity to participate in our monthly raffles for fun events (music festivals, concerts), free groceries, and much more.

  • What do I do if someone is parked on my spot?

    Parking is by permit only in our garage. If you find someone parked in your spot, please contact the leasing office. We will tag and tow the car if necessary. After hours, you can contact security.

  • Where should guests park?

    We have street meter parking in front of our building for guests.

  • What is the cost of parking?

    $150 for standard, $175 for premium parking.

  • Do I have my own reserved parking spot?

    Residents that have opted for on-site parking will be issued an assigned space.

  • Is there on-site parking?

    Yes, on-site parking is available for rent, but it is limited and is not guaranteed if requested.

  • Where can I locate common area Wi-Fi information?

    The common area Wi-Fi information is posted in each common area for your convenience.

  • How do I make sure I have internet set up before or during move-in?

    On move-in day you are provided with contact information and instructions to activate the Internet modem. There is a one-time fee of $99 at move-in for the internet.

  • Are utilities included? If not, what do I need to do to get things set up?

    Yes, utilities are billed monthly with your rent: Trash is billed at $8 per month.  A one-time internet/cable setup fee of $99 is billed at move-in and $59 on renewal. Electricity is billed based on usage and will be included in your monthly rent.  Renter’s insurance is billed at $15 per month, or you can provide us with your own policy from an insurance agent of your choice.

  • How do I put in a maintenance work order?

    Service requests should be submitted by logging into your Resident App account or calling the office and speaking to an agent.

  • How do I dispose of my trash?

    We offer trash service through Valet Living. Please place the trash bin outside your front door after 6:00 PM Tuesday – Friday and the valet will empty your trash bin. Trash bins should be taken back inside your unit by 8:00 AM to avoid a fine.

  • What are lockout procedures?

    During Business Hours: If you do have a lockout during office hours, you can come down to the office and ask one of the staff to open the door for you.

    After Hours: We do not offer after-hours lockout assistance. If you need access to your apartment during these hours, please contact 408-550-7828 press * three (3) and someone will assist you with the locksmith information.

  • Who do I contact in an afterhours emergency?
